The Kirkman Road Public Storage facility in Orlando, Florida, redefines the state-of-the-art in today's self-storage industry. This four-story, 650-space facility combines upscale design and innovative construction with a variety of sophisticated, customer-oriented features.

Built for Public Storage, Inc., the leading national company in the self-storage industry, the facility has exceeded expectations, leasing space at two times the anticipated lease up. Mike Carter Construction was responsible for all design, use/approval processing, and construction of this leading edge facility.

Unique Features

  • Unique commercial glass storefront system and fully air conditioned elevator lobby maximize architectural aesthetics.

  • State-of-the-art, computer controlled access and security system includes full color, 24-hour video surveillance, door alarms on each tenant space, lighting triggered by motion detectors, and keypad entry gate.

  • Facility includes 1,800 sq. ft. retail store providing moving and storage aids (boxes, locks, bubble wrap, packing tape, etc.).

  • Interior partitions end below ceilings, eliminating needs for fixtures and outlets in individual storage space due to light spillover and climate control from corridor areas.

Project Statistics

  • 60,000 square foot, four-story storage facility.

  • 650 spaces, ranging from 5'x5' through 10'x30'.

  • Complete public regulatory review/approval managed by MCCI, including the processing of a conditional use permit from the City of Orlando.

  • Unique commercial glass storefront system maximizes architectural aesthetics.

  • Construction incorporates poured-in-place concrete, DryvitŪ synthetic stucco exterior walls, and reinforced concrete paving.

  • Site also contains an additional 200 storage spaces in four, single-story buildings based on a metal building system by American Buildings Company.

  • Start-to-finish: 8 months at a total cost of $2.5 million, completed on budget and on time.
